„I lived 3 and a half years in a Berlin building administered/owned by Philipp HV, I always paid rent before deadline and hardly had any issue. All was fine till I decided to move out and change country, which happened in June 2014.
The HV should have given me back the 3 months deposit in October but it never did. Than in November it has sent me the Umlageabrechnung (for 2013), with a negative balance (Nachzahlung) of almost 600 euros. In the former 2 Umlageabrechnungen (2011 and 2012), I had received (Guthaben) around 360 euros. I compared my 2013 Umlageabrechnung with that of other tenants that has the same apartment, same size (just on another floor), and they received money back as they (more or less) did for previous years. No big changes for these other people. But in my case, the difference is of more than 900 euros. Strangely enough, that is just how much they owe me for the deposit!!
I complained to them about it, and asked for a review of such invoice. Furthermore, I pointed out that the Abnahmeprotokoll (dated end of june 2014) report the same Mieterstand for water and heating in the Umlageabrechnung (invoice for the period 01/01/2013 to 31/12/2013). So just to be clear, the "neu Ablesewert" in the Umlageabrechnung has the same figure of the Abnahmeprotokoll registered in end of june 2014. That seems to me super wrong. And what will they charge for the 2014 Umlageabrechnung? Will they invent new numbers? These people seem to be comfortable in forging documents and make up heating and water consumption that it didn´t happen.
I showed all these mistakes to Philipp HV, scanning all necessary documents (which they have anyways). They never explained anything, they only reply "your invoice is correct". Just a self-righteous answer, and only when I sent them many emails and prompted many times for an answer. They never even tried to justify any of the above, these scammers!
And they received the deposit from the new tenant as well, this greedy Philipp HV! How can anyone trust people like this?? Do yourself a favour and look for a flat somewhere else!“
